★ Sep 1, 2026 · Live Snapshot · Spend hit $146.50/day — and the landing page turns out to be behind 56% of all customers
The Chores in Summer program now shows 165 records in the pipeline on ~$3,620 total spend — and 54 customers Closed via the iService sync ($67.04 ad-only CAC). The headline this window is cost: the Meta export puts August at $2,230.15, 3.0× what this dashboard previously carried for the month, running at $146.50/day over the last eight days against a $47.63/day lifetime pace. Two things went right this window and one went badly wrong. Right #1 — the lead ad recovered. The "Quarterly Focus · Copy" ad was pulled back from $506 to $204.10 before its Aug 19 flight end and returned 9 leads at $22.68 CPL — CPL down 24% and the click-to-lead rate back up from 1.32% → 2.03%. Cutting the budget fixed the audience, exactly as predicted last window. Right #2 — we finally have hard attribution. Missy McNabb filled the Meta form Aug 18 at 6:42 AM and was a Quarterly customer in iService the same day; Kristin Beyer did the same on Aug 19. Those are the first two closes on this account traceable to a specific ad click rather than inferred — 2 of 9 leads closed, a 22% lead-to-customer rate. Wrong — the Landing Page funnel has gone dark. The new LP "Copy" ad spent $76.32 for 98 clicks, but GA4 recorded only 11 sessions on /bin-cleaning-special across the whole 9 days (down from 219), at 8 seconds of engagement, and the page flatlines to zero after Aug 20 — the day the original LP ad ended. The most likely explanation is that the new LP creative is not pointing at /bin-cleaning-special. Verify the destination URL before another dollar goes through it. 💰 Sales · last 7 days: +5 customers · +3 Quarterly subscriptions · $235 collected across 5 charges — $540 of year-one contracted revenue bought with $288 of ad spend. 📘 Facebook (Aug 18 – 24): 9,804 views (−66%) after two record weeks, and 60 three-second views · 0 one-minute views — reach without attention. 📍 Google Business Profile · Aug 1 – 25: 40 interactions · 5 calls · 35 website clicks, already past July's 41-interaction month with a week to go — the free layer keeps compounding.

Meta form leads + Messenger/direct + iService direct signups. 54 customers closed since Jun 1, 2026 + 1 🤝 strategic partnership — a 32.7% conversion on the pipeline. +13 closes Aug 25 – 29, now pulled straight from the iRoutes sync: Tarren Harrington, Don & Misty Richcreek, Brandon Sommer (Advantage Heating), Carlos Ledesma, Christine Reed, Gabby Valdez, Amy L. Beyer, Lloyd Weigel, Yesenia Roman Coronado, Emily Everhart, Carl Tiller, Ann Johnson and Adrian Ramos. Only Christine Reed matches a Meta lead-form record — the other nine are credited to the landing page funnel. McNabb and Beyer are the campaign's first hard-attributed closes — both submitted the Meta lead form and appeared in iService the same day. Auto-synced daily from iService: every active recurring customer + every completed one-time job counts as Closed. One caveat: Krystalyn Franklin (Aug 14) is archived in iService with reason "did not complete sign up" but still counts as Closed by the sync's rule — a 1-customer overcount worth correcting at the source.

The Landing Page funnel is converting — the tracking is what is broken. Last window this block read "stopped delivering traffic," on the evidence that /bin-cleaning-special showed zero GA4 sessions from Aug 20 onward. Sales since say otherwise: nine of the ten closes in the last 48 hours have no matching Meta lead-form record and are credited here. So the traffic was real and the measurement was not. LP CAC is now $27.20 lifetime ($816.03 ÷ 30 attributed closes) — the best on the account by 4×, against a $67.04 blended figure, and the only channel under the $40 goal. Meta still reports zero results for these campaigns, so anyone reading Ads Manager would conclude the opposite and switch them off. Fix order, unchanged and now urgent: (1) confirm the LP ad's destination URL and whether "Snapped" points there too, (2) give the LP button its own iRoutes signup link, (3) set a GA4 key event and a Meta conversion event on it. Until (3) lands, every LP close is credited by hand and the $27.20 above is inferred, not measured.

The week's headline is quality, not volume. Three of the four new customers chose Quarterly, which is the plan that compounds — $540 of year-one contracted revenue against $287.67 of ad spend in the same window, a 1.88× return before a single renewal. Cash in the door was $235 across 5 charges, so the week ran a small $53 paper deficit — that is the correct and expected shape for a subscription book: spend lands once, revenue repeats four times a year.

Nothing churned. The four archives (Kristin Beyer, Chris Jones, Christopher Dupont, Shelley Crick) are all completed one-time jobs closing at $0.00 balance — iService auto-archives them once the work order finishes. Open one-time jobs dropped 4 → 2 for the same reason. Failed transactions held at 2 and card-on-file coverage is 44 of 46 active customers (96%), so collections are clean.

The important structural change is attribution. For eleven weeks every close was inferred from timing. This week two customers — McNabb and Beyer — can be traced from a specific Meta form submission to a same-day iService record. That gives the Copy lead ad a real conversion rate for the first time: 2 closes on 9 leads (22%), or $102.05 per acquired customer at this window's $204.10 spend. It also means the honest read on the Copy ad is better than its $22.68 CPL suggested — the leads it buys convert. The rolling 30-day charged figure ($1,395, down from $1,480 on Aug 21) is the 30-day window sliding past older charges, not a revenue decline.

🎯 Channel Mix — Where the Leads Are Coming From

Meta Ads is still the primary paid engine — 137 lifetime form leads across three capture paths: the main Instant Form (23), the iService Integration Form (108 — the workhorse, 9 of them from this window), and Facebook Messenger / direct DMs (6 leads, all 6 closed). The newest 9 form leads split 8 Facebook / 1 Instagram — a sharp reversal from last window's 10/8, and worth watching rather than acting on yet at this sample size.

The paid funnel is now measurable end-to-end for the first time. Two of the nine leads — Missy McNabb and Kristin Beyer — went from Meta form submission to iService customer on the same day, which finally gives the lead ad a real conversion rate instead of an inferred one: 22% lead-to-customer, $102.05 per acquired customer at this window's spend. That reframes the whole "CPL is too high" conversation — a $22.68 lead that closes 22% of the time is a better buy than a $12 lead that closes at 5%.

The second funnel turned out to be the main one. Reconciling all 54 closes against the lead table, 30 of them — 56% — have no Meta lead record and are credited to the landing page, on 22.5% of the spend. That is a $27.20 CAC, the only channel under the $40 goal. The "gone quiet" call in the last two windows was a measurement failure, not a traffic failure. The live problem is different now: /bin-cleaning-special is taking 1,517 sessions at 2 seconds average engagement with 0 key events — the traffic arrives and leaves before the page does anything.

Organic and Google are quietly carrying more of the load. In GA4's Aug 17 – 25 window, Direct (36 users, 31.3%), Organic Search (26, 22.6%) and Organic Social (22, 19.1%) together make up 73% of site traffic, versus Paid Social's 15.7%. Google Business Profile added 15 interactions, 2 calls and 13 website clicks in the back half of August alone. Facebook views cooled hard (−66%) after two record weeks, but the reels catalog is still doing the reaching. Messenger stays 6-for-6 — still worth a Messenger-CTA ad set test.

Geographic clustering broke this window. Only 4 of the newest 9 leads sit in the Salem core (97301, 97302, 97305, 97317) and none in Keizer 97303, which had been the densest ZIP all summer. The other five are Molalla 97038 ×2 (~30 mi), Silverton 97381 ×2 (~15 mi) and Portland 97233 (~45 mi). Two loose ZIPs would be noise; five out of nine reads as the targeting radius drifting — check it alongside the LP destination URL.

Ad-only CAC $67.04, current through Aug 31. The driver is spend, not closes: August actually cost $2,230.15 — 3.0× the ~$735 this dashboard last showed for the month — taking lifetime spend to ~$3,620 against 54 customers. Thirteen of those closed between Aug 25 and 29, which is the only reason CAC did not move further. Loaded CAC $113.34 — still down 83% from the original $687.85. $816.03 landing-page spend ÷ 30 attributed closes = $27.20 — applying Mike's rule across the whole campaign, not just the last window: every close with no matching Meta lead-form record is credited to the landing page. Of 54 customers, 7 were already LP-tagged, 1 came from an IG lead form, and 23 more closed after Aug 3 with no lead record — so the landing page accounts for 30 of 54 customers (56%) on 22.5% of the spend. Spend here includes the new "Situationship · Copy," whose conversion event is /bin-cleaning-special page views; on the two original LP flights alone it is $22.11. Note what Meta reports for these campaigns: zero results. The LP ads have no conversion event wired up, so Ads Manager shows $663 spent for nothing while the CRM shows the opposite. Do not judge these campaigns from Ads Manager — and get the pixel event fixed so this stops being a manual reconciliation.

The last eight days have run at $146.50/day, 3.1× that, and August as a whole averaged $71.94/day. At the current rate a full month costs ~$4,400 — roughly what the entire campaign has spent to date. Committed daily budgets only account for $80/day (Situationship $70 + Snapped $10); the rest is ad-set-budget campaigns spending on top, which is how this got away without anyone raising a number. Aug 29 is a partial day, so the current rate is slightly understated.

Read the new campaign carefully — its $0.10 "results" are not leads. "Situationship Skit · Copy" reports 1,510 conversions at ten cents, which looks like the best performance on the account by two orders of magnitude. The result indicator is a custom offsite pixel event, and GA4 confirms what it actually counts: 1,517 sessions landed on /bin-cleaning-special in the same period. It is paying for landing-page views.
And those views are not converting. GA4 puts average engagement time on /bin-cleaning-special at 2 seconds — against 38 seconds on the homepage — with 0 key events and 0 qualified leads across the whole property. Paid Social engagement rate is 12.51%; Organic Social is 55.92%. $152.66 has bought 1,510 people who left before the page finished loading. Until that page is fixed, this campaign is the first thing to pause.

Over the last 30 days the campaign still collected less cash than it spent on ads. That is the honest answer to Mike's question, and it is a direct consequence of the $146.50/day burn. It is not the whole picture: 44 of the 54 customers are on Quarterly and 8 on Monthly, so most of what August bought bills again in October and beyond — revenue is recognised once, CAC is paid up front. Lifetime, the campaign is $1,149.85 ahead on collected cash alone, before any renewal.
What this actually argues for: not switching ads off — the recurring base is compounding and August's marginal CAC (~$72 across 31 closes) is still the best month yet. It argues for pulling the daily rate back toward the $71.94 August average, moving budget into "Quarterly Focus · Copy 2" ($13.02/lead), and pausing "Situationship · Copy" until /bin-cleaning-special holds a visitor longer than 2 seconds. 3 new transactions came back flagged failed in this sync. The earlier 4 Mike confirmed good stay pinned in data/tx-overrides.json; these 3 are new and unconfirmed — worth checking before they are written off.
📈 Sales over time vs. what we changed on the ad account
Every close from the iRoutes sync, bucketed by week, against the dated actions taken in Ads Manager. Two changes moved the line; the rest did not.
① Jun 17 · Campaign launch
Instant Forms v1 goes live. Settles at 3–4 closes/week for six weeks. That is the baseline everything else is measured against.
② Aug 3 · Landing page ads launch ✓ WORKED
Closes jump 3 → 8 in one week and never drop back below 4. This single change is behind 30 of the 54 customers at $27.20 each — self-serve checkout, no call labour.
③ Aug 10–19 · Scale-up, then pull-back
The "Copy" lead ad went to $506/wk, then back to $204. Closes went 5 → 4. Spending more on the form funnel did not buy more customers — the clearest negative result on the account.
④ Aug 25–28 · Three creatives at once ✓ WORKED
"Situationship" (Aug 25), "Snapped" (Aug 26), "Situationship Copy" (Aug 28). Best week of the campaign: 13 closes. It also took daily spend to $146.50~$90 marginal CAC for that week, above the blended rate.
What the shape actually says. The campaign has one durable step-change — the landing page on Aug 3 — that lifted the floor permanently and costs $27.20 a customer. The Aug 24 spike is real but it was bought with a 3× increase in daily spend, and the week's marginal CAC (~$90) is worse than the blended $67.04. Volume responds to money; efficiency only responded to the landing page.
So the growth lever is creative volume pointed at the landing page, not more budget behind lead forms — three new creatives in one week produced the best week on record, while the earlier budget-only scale-up produced nothing. Fix the 2-second bounce on /bin-cleaning-special first and that Aug 24 spike becomes repeatable at LP economics instead of form economics.
Close dates come from the iRoutes sync and are exact. Week of Aug 31 is a single day so far. Action dates come from Meta campaign names and flight dates; the Aug 10–19 budget figures are from the prior window's reporting.
🧾 How all 54 customers are attributed

The headline: the landing page bought 56% of the customers with 22.5% of the money. At $27.20 it is running at less than half the $67.04 blended CAC and well under the $40 goal — the only part of the account that clears it.
The flip side, stated honestly: the rule leaves August's instant-form campaigns holding $1,414.12 of spend against one traceable close. That is not the whole story — those campaigns generated 56 leads in August and the outreach queue is still unworked, so their closes are pending rather than absent. Read it as "the landing page converts without labour, the form funnel converts only when someone calls," not as "the form ads produced nothing."
Two judgement calls in this table. The 23 pre-Aug-3 closes are excluded from the landing page because those ads did not exist yet — applying the rule literally would credit the landing page with sales that predate it. And LP spend includes the new "Situationship · Copy," whose conversion event is /bin-cleaning-special page views; on the two original LP flights alone the CAC is $22.11.

It is now dramatically cheaper per close ($27.20 vs $116.84), its customers are worth $23 more in year-one revenue (86% chose Quarterly — almost nobody self-serves into a $65 one-time), and it costs zero call time, so the margin gap ($136.37 vs $23.77) widens further the moment you price the outreach labor. The catch is no longer visibility — it is page quality: /bin-cleaning-special now takes 1,517 sessions (68% of all landings) but holds them just 2 seconds, with 0 GA4 key events. Do not scale LP budget until that is fixed — the last three weeks show exactly how fast an unmeasured funnel can quietly stop working.

Meanwhile the Call Funnel just got its first real proof. Two Aug 18 – 19 leads went from Meta form to iService customer the same day, giving that path a documented 22% lead-to-customer rate on this window. Combined with the 111-lead queue already paid for, the highest-return work available right now is not more ad spend — it is phone calls into inventory that is already bought.

Projected Subscription-Page CAC · exponential spend scaling

If monthly LP spend doubles each month, Sep – Dec · expected case (+15–30% CAC drift per doubling)
Read it against the guardrails: below the $90 healthy ceiling (half of year-one revenue) every doubling is comfortably profitable; the $180 line is year-one break-even. The model stays under the ceiling through ~Nov and never approaches break-even — ad math is not the binding constraint; service capacity is (see right).

Oct (4×)$3,240$65~50
Nov (8×)$6,480$81~80
Dec (16×)$12,960$105~123
⚠ Two honest caveats. (1) This models n=4 closes from one week of inferred attribution — treat it as a planning tool and re-fit after the 2× month. (2) Operations break before the ad math does: IBC has 37 active customers today; the Nov–Dec pace would 3–5× the whole book inside 8 weeks in a Salem/Keizer audience that will also start saturating. Recommended rule: keep doubling while CAC ≤ $90 and routes have capacity, then hold spend flat — at ~$3–6K/mo this funnel compounds a fully-booked route map without ever needing a phone call.

💰 Revenue Over Time · +50% budget per month · conversion held at today's rate

If the Subscription Page keeps converting exactly as it does now — $47.37 per customer, 100% Quarterly plans ($45/qtr ≈ $15/mo per subscriber) — and the ad budget grows 50% each month from the current ~$815/mo pace · Sep 2026 – Feb 2027

6-month total$25,406+537$21,060 billed over the period$96,660
By February the Subscription Page alone runs at a ~$100K/year revenue pace (554 subscribers × $180/yr). Three things to understand about this model: (1) Monthly revenue trails monthly spend the whole way — by design. Spend is a one-time cost per customer; the $15/mo revenue repeats. At +50%/month growth the spend bar always leads, but the month you stop raising the budget, revenue crosses over — hold March at Feb's $9.3K and revenue hits ~$11.3K vs $9.3K spend, then keeps climbing while spend stays flat. Every $47.37 spent buys $180 of year-one revenue (3.8× return) regardless of the growth schedule. (2) Revenue is smoothed. Quarterly customers bill $45 every 3 months, so actual monthly cash is lumpier than the run-rate line — renewals cluster. (3) The assumptions are the whole game: flat $47.37 CAC at 11× today's budget is the optimistic bound (the drift chart above is the stress case), churn is assumed zero but the first renewal cohort doesn't even land until ~November, and the starting book assumes August finishes at its current ~17-subscriber pace. And the standing caveat applies double here: 554 subscribers is 14× today's entire 40-customer book — route capacity and Salem/Keizer audience saturation are the real ceiling, not the ad math.

★ Meta Snapshot · Aug 24 – 31, 2026 · Spend tripled to $146.50/day; three new creatives drove the best sales week yet
The pull-back worked. Last window's recommendation was to take the "Quarterly Focus · Copy" ad back down from its $506 scale-up. It ran $204.10 before its Aug 19 flight end and delivered 9 leads at $22.68 CPL — down 24% — with the broken step repaired: click-to-lead recovered from 1.32% to 2.03% on 444 clicks. CTR held at 4.11% across 10,816 impressions and 9,360 people reached. Better still, two of those nine leads closed the same day they came in — Missy McNabb (Aug 18, 6:42 AM → Quarterly) and Kristin Beyer (Aug 19, 6:34 PM → one-time). That is a 22% lead-to-customer rate and $102.05 per acquired customer, and it is the first time on this account that a close can be traced to a specific ad rather than inferred from timing. The Landing Page side went the other way. The original LP ad wound down to $7.25 and ended Aug 19; its replacement "LP · Copy" has spent $76.32 since at a 3.04% CTR and $0.78 CPC — half the click quality and 3× the click price of the original ($0.24 CPC, 6.29% CTR). And the traffic never arrived: GA4 shows 11 sessions on /bin-cleaning-special across all nine days, versus 128 paid clicks, falling to zero from Aug 20. Check the new creative's destination URL before spending another dollar on it. A third campaign, "Copy 2", sits in review with no delivery yet. Video funnel: 948 half-way watches → 411 completions. Campaign lifetime: ~$3,620 spend · 54 customers closed · $67.04 ad-only CAC.13 CAC).

Attribution: 7-day click or 1-day view (LP campaigns add 1-day engaged-view). Bidding: Ad-set budget. Flight changes: the Copy lead ad and the original LP ad both completed Aug 19; "LP · Copy" runs through Sep 6; "Copy 2" is awaiting review with a Sep 10 end date.

What went right: pulling the Copy ad's budget back from $506 to $204 did exactly what was predicted last window — CPL fell 24% to $22.68 and click-to-lead recovered from 1.32% to 2.03%. Confirming that the earlier CPL blowout was budget buying a looser audience, not creative fatigue. And for the first time the funnel is measurable end to end: Missy McNabb (Meta form Aug 18, 6:42 AM) and Kristin Beyer (Aug 19, 6:34 PM) both appear as iService customers the same day. Two closes on nine leads is a 22% lead-to-customer rate and $102.05 per acquired customer — the honest read is that this ad's leads are considerably better than its CPL alone implied.

What went wrong — and it needs action this week: the replacement "LP · Copy" creative is spending at $0.78 CPC on a 3.04% CTR, versus the original LP ad's $0.24 and 6.29%. Worse, the traffic is not landing where it should: GA4 recorded 11 sessions on /bin-cleaning-special across the entire Aug 17 – 25 window (down from 219), with zero after Aug 20 — the day the original LP ad ended — while Paid Social delivered only 18 users against 128 paid clicks. The most likely cause is a wrong or missing destination URL on the new creative.

Do these three things, in order: (1) open the "LP · Copy" ad and confirm its destination is https://itsbincleanedor.com/bin-cleaning-special/ — pause it if it is not; (2) give the LP button its own iRoutes signup URL so on-site conversions stop being inferred; (3) set a GA4 key event on that button — GA4 currently logs 0 key events across all 142 sessions, which is the root reason LP attribution has been guesswork for three weeks. Budget guidance: hold the lead ad near the $200 level that just produced $22.68 CPL and a 22% close rate, and do not scale LP spend until (1) is confirmed.

Standing correction (Aug 18): four signups originally credited to the LP ad — Scott Dalke, Christopher Dupont, Cashmere Construction and Carl Bojr — were confirmed by the client to have come from a golf tournament Mike attended, and remain removed from ad attribution.

★ Organic Social · Facebook 7-day (Aug 18 – 24) · Reach cooled 66% — but cadence recovered and posting time is the lever
📘 Facebook (Aug 18 – 24): 9,804 views (−66.3% vs prior 7d) after two consecutive record weeks — reels still carry 98.4% of it (8,204 reel views, −65%) and 98.8% of views come from non-followers, so the distribution is still cold-audience reach, just less of it. The depth metrics are the real story: 60 three-second views (−44%), 15m 25s of total watch time (−52%), and zero one-minute views (−100%). Against 9,804 views that is roughly 0.09 seconds of watch time per view and a 0.61% three-second hold rate — the overwhelming majority of these "views" are scroll-past impressions, not viewing.

Cadence did recover, which was last window's ask: 4 posts went out Aug 18 – 24, up from one. But their results split cleanly by time of day, and it is the most actionable finding here: the early-morning posts got distribution (Aug 19 · 6:02 AM → 43 views · Aug 24 · 6:01 AM → 46 · and the Aug 25 · 4:48 AM reel is already at 1,654), while the two near-midnight posts got essentially none (Aug 24 · 10:29 PM → 1 view · Aug 24 · 10:34 PM → 0). Recommendation: lock the posting window to 4 – 7 AM and stop publishing after 9 PM.

Content mix by views: Reel 98.4% · Link 0.5% · Other 0.5% · Photo 0.4% · Video 0.1% · Multi-photo 0.1% — reels are effectively the entire account. Instagram metrics were not included in this data pull — the IG card below still shows the Aug 3 – 9 numbers and is labelled as such.

Breakout week. "Your trash bin called. It's tired of..." pulled 1.9K views — 23 likes · 2 shares — and "POV: your trash can just got dumped..." added 329 (7 likes · 2 reposts · 3 shares), with the older reels catalog carrying the rest of the 10.2K. Profile activity tripled: 68 visits · 14 bio-link taps — that's real site traffic (GA4 shows Organic Social as the #2 traffic channel at 91 users). 8 of the newest 18 paid form leads came in on IG placements — the organic audience is warming the same people the ads capture.

Reach gave back two record weeks — but this is a distribution cycle, not a collapse. Views 9,804 (−66%) after 29,118 and 22,148 in the two prior weeks; the reels catalog is simply between pushes. Cadence recovered to 4 posts (from 1), and the newest reel — Aug 25 · 4:48 AM · 1,654 views — suggests the next cycle is already starting. The signal worth acting on is timing: the 6 AM posts drew 43 and 46 views; the two posted at 10:29 PM and 10:34 PM drew 1 and 0. Depth stayed thin throughout — 0.61% of views hold three seconds and none reach one minute, so the hooks are still the weak point. Distribution remains almost entirely cold: 98.8% non-follower views.

The catalog is now the asset. This week's two new reels pulled ~2.2K views — but the account did 32.4K, meaning the algo resurfaced months of older reels to a 98% non-follower audience. That's the compounding payoff of the consistent cadence: every reel published keeps working weeks later. The personality/POV format ("Your trash bin called...") keeps out-performing — hold 2–3 reels per week, cross-post everything, and note that IG's share is climbing fast (10.2K this week vs 3.5K last) right as IG paid leads jumped to 44% of the newest form fills.
Content Direction · Recommended Cadence
Facebook (2–3 posts/week): before/after transformations, neighborhood callouts (Salem, Keizer, Dallas OR), customer testimonials, service reminders. Anchor for local-community trust.

Instagram (3–4 posts + 2–3 reels/week): visual-first — the satisfying-clean genre travels well as reels. Behind-the-scenes route days, side-by-side transformations, quick tips ("why bin cleaning matters"). IG leads convert to quarterly subscriptions at 57% in the paid data — same story likely applies organically.

LinkedIn (1–2 posts/week): commercial + partnership angle — property managers, HOAs, apartment complexes (Alex Godi + Mona Johnston are already Meta leads on apartment addresses). Sustainability angle (waste, hygiene), franchise/expansion story, hiring posts.

First refresh: at end of the first full month of organic activity we'll pull metrics from each platform (Meta Business Suite for FB + IG; LinkedIn Company page analytics) and this tab lights up with real numbers.

Those 128 clicks produced 11 landing-page sessions and 18 Paid Social users in GA4 — roughly 86% never registered. The page flatlines to zero from Aug 20, the day the original creative ended and "Copy" took over, which points at a destination-URL problem on the new ad. One confirmed close this window (Garrett Van Cleave, Aug 18, Quarterly, Keizer). Check the ad's destination before spending further, then give the LP button its own iRoutes URL and a GA4 key event so this cannot happen silently again.
💡 The read: The two funnels have swapped places this window. The form ad is now the healthy one — a smaller budget bought a better CPL, a recovered click-to-lead rate, and the campaign's first two provable closes at $102.05 each. The Landing Page funnel is the one that needs attention: it kept spending while its landing page stopped receiving traffic, and nobody could see it happen because GA4 has no key event configured. Action this week: (1) verify the LP "Copy" ad's destination URL, (2) hold the form ad near $200/flight, (3) work the 111-lead queue — at the 22% close rate this window demonstrated, that inventory is worth roughly 24 customers with no new spend.

Leads listed newest first. Every entry has a clickable phone number where available. Every iService customer created since Jun 1, 2026 counts as a sale — active recurring plans + one-time completions both show as Closed (green). Pre-campaign customers (direct / referral / word-of-mouth from before ads started) are filtered out. Automated match: if a Meta Lead Center row and an iService customer share an email / phone / name, the lead row auto-flips to Closed on the next sync — no manual work.
111 New — open leads awaiting outreach 54 Closed — iService customers since Jun 1, 2026 · 30 landing-page attributed (inferred) 0 Working — set manually in leads.json to protect from auto-sync

8 signups in the last 7 days — the fastest close-rate stretch of the campaign, landing right as the Copy ad ramped and the Landing Page test scaled. The 4 blue rows are attributed to the Landing Page ad (inferred): no Meta lead record, generic portal signup URL, Salem/Keizer Quarterly, landing within 96 hours of the LP's Aug 6–8 traffic peaks. 10 of the 13 chose recurring plans. Route density stays tight: 11 of 13 are Salem/Keizer.
🤝 Strategic Win · Sarah Noelle (Realtor)
The Jul 2 priority lead converted into a three-layer partnership — bigger than any single-sale close on the board:
  1. Bulk gift-clean order: Sarah pays for her past clients to get one-time bin cleaning at $30/visit (promo rate vs. $65 standard). Volume pending client-list handoff.
  2. Retargeting funnel: those gift-clean recipients get re-marketed after a few months for Quarterly ($45/qtr) or Monthly ($30/mo) subscriptions — the promo essentially buys the initial in-home experience that converts to recurring revenue.
  3. HOA neighborhood pipeline: Sarah is connecting IBC to a title-company contact who has access to HOA board / president info across the area — opens the door to neighborhood-discount HOA contracts (many households at once).
Not quantified in the ROAS number above because volume + close-through are still pending — but this single lead has the potential to eclipse every other sale on the board. The $505 booked figure understates the campaign's real value once this pipeline works through.

✓ Monthly Same-day close · iService integration form · first Monthly-tier sale of the campaign — highest LTV subscription plan · FB platform · $360 annualized value is 2× a Quarterly customer.
Pricing key: One-time $65/clean · Quarterly $45/quarter (4 payments = $180 annualized per customer) · Monthly $30/month ($360 annualized). The table above is the hand-tracked early history (Jun–Jul); the "Latest Signups" card and the live snapshot at the top of this tab now carry the running totals — $2,795 actually charged · $1,065 in the last 30 days · $2,240 one-year value booked in the last 3 weeks alone.

Payback math: Ad-only CAC $67.04 · One-time revenue $65 → each one-time sale now clears ad cost by just $1.29. A Quarterly customer's first $45 payment no longer quite clears ad-only CAC — payback now lands on the 2nd quarterly billing (~month 3), which is the practical cost of the August scale-up. Monthly first-payment $30 needs 2 months · every month after is pure margin. Loaded CAC $113.34 hits payback on 4 months of a Monthly plan, on the 3rd quarterly payment (3 × $45 = $135 > $116), or after 2 one-time sales.
✅ Resolved Sep 1 · the section below is superseded
The Aug 17 – 25 analysis below concluded the landing page had "gone dark" on 11 GA4 sessions. That was a measurement gap, not a traffic gap. The Aug 4 – 31 pull shows 1,517 sessions on /bin-cleaning-special — 68% of all site landings, and reconciling closes against the lead table credits 30 of 54 customers to the landing page at $27.20 CAC. The funnel was working the whole time; GA4 was not seeing it.
The live problem is now the opposite one: that traffic arrives and leaves in 2 seconds, with 0 key events property-wide. Kept below as the record of how the call was made.
★ Website Analytics · GA4 · Aug 17 – 25, 2026 · The /bin-cleaning-special landing page has gone dark
This is the most important finding in this update. The /bin-cleaning-special landing page — the destination for every Landing Page ad dollar, and the funnel that produced seven of the campaign's forty customers — recorded 11 sessions across the entire Aug 17 – 25 window. In the Jul 13 – Aug 9 window it carried 219 sessions and 41.2% of all site landings. It is now 7.75% of landings, with 8 seconds of average engagement, and flat zero from Aug 20 onward — the exact day the original LP ad's flight ended and the replacement "LP · Copy" creative took over.

The arithmetic does not reconcile. Meta reports 128 clicks on the two Landing Page ads in this window ($83.57 spent). GA4 attributes 18 users to Paid Social in total, and only 11 sessions to the landing page those ads are supposed to point at. Roughly 86% of the paid clicks never became a measurable session. The single most likely explanation is that the "LP · Copy" ad's destination URL is not /bin-cleaning-special — check it before anything else. Secondary possibilities worth ruling out in the same sitting: a redirect chain stripping the session, or the tracking tag missing on the page after a recent edit.

Compounding it: GA4 recorded 0 key events across all 142 sessions. No conversion is being tracked anywhere on the site — which is precisely why every Landing Page close for three weeks has been attributed by inference rather than measurement, and why this failure went unnoticed for five days. Site-wide the window looks ordinary: 115 users · 142 sessions · 36s average engagement per session · 1m 31s average session duration, with the homepage taking 94 of 142 landings (66.2%). Organic is quietly doing the work — Direct (36 users), Organic Search (26) and Organic Social (22) together are 73% of traffic versus Paid Social's 15.7%. Best engagement on the site this window: /how-it-works at 1m 05s.

The free channels are now carrying the site. Direct + Organic Search + Organic Social are 73% of users, versus Paid Social's 15.7% — a complete inversion of the Jul 13 – Aug 9 mix, where Paid Social led at 37.9%. Some of that is healthy compounding (Google Business Profile alone sent 35 website clicks in August). But most of it is the paid side falling out, and Paid Social's 0.28 engaged sessions per active user — the worst of any channel — says the paid clicks that do arrive are landing on something that does not hold them. Both point back to the same LP destination-URL check.

This page is the campaign's second acquisition machine and it stopped receiving traffic on Aug 20. Thirty of the fifty-four customers closed to date came through it, at a far lower CAC ($27.20 — the best on the account by 4×) and a better plan mix than the phone funnel. Losing it silently is the most expensive thing on this dashboard.

Fix, in order:
1. Open the live "General Campaign · Chores in Summer v2 · Landing Page · Copy" ad and confirm its destination is https://itsbincleanedor.com/bin-cleaning-special/. Pause it if it is not. This is a five-minute check that is currently gating ~$76 and counting.
2. Load the page and confirm the GA4 tag still fires (a recent edit can drop it), and that no redirect sits between the ad click and the page.
3. Give the LP's signup button its own iRoutes URL and a GA4 key event. GA4 logged 0 key events across all 142 sessions — with a key event in place, this failure would have alerted on Aug 20 instead of surfacing five days later, and LP attribution stops being inferred.
4. Only after 1–3 are done, resume scaling LP budget.
Note on the 8s engagement figure: on 11 sessions that number is too small to read as a page-quality signal. In the prior window the page ran 4s across 219 sessions and still converted — it is a skim-and-decide offer page. The problem here is volume, not the page.
★ Semrush SEO Snapshot · itsbincleanedor.com · Jul 16, 2026
Authority Score 6 (Low) · 18 organic keywords ranking (+5.5% MoM) · 1 est. monthly traffic valued at $1 · 92 backlinks from 27 referring domains. Non-branded traffic is 100% of the total — nobody's searching the "its bin cleaned" brand yet. Right now the site only ranks meaningfully for its own brand name ("its bin cleaned" · position 2 · 100% of traffic) plus a handful of competitor-name and pressure-washing terms. AI search is a bright spot: 14 AI visibility score with 3 mentions across ChatGPT, Google AI Overview, and Gemini — the site is already being cited in AI answers even before it earns organic traffic. Once the mapped keyword strategy (Keyword & Blog Strategy tab) starts publishing, expect the ranking count to double in 60–90 days.

Bright signal: ranking positions 47 & 48 for "bens cleaners" (a competitor name) mean Google is starting to associate itsbincleanedor.com with the local bin-cleaning category itself, not just the brand.

This is early but meaningful. At authority score 6, most sites score 0 on AI visibility — being cited in ChatGPT (3×) and Google AI Overview (2×) means the site has enough structured/answer-shaped content that generative engines are pulling from it already. The winning move: publish more question-shaped blog content targeting "how to" and "is X worth it" queries (see the Keyword & Blog Strategy tab) — that content type over-indexes for AI citations.

The local map pack is essentially wide open in Salem. None of Semrush's top 5 organic competitors are Salem, OR businesses — two are name-collision domains (Australia + .net), one is Charleston SC, one is a soft-wash service. That means for "trash bin cleaning salem or" / "garbage can cleaning near me" queries in the Salem market, itsbincleanedor.com faces almost no direct local SEO competitors — the real fight is against the national aggregators (Yelp, Angi) that dominate the top 10, not against local players.

★ The Playbook · Trash Bin Cleaning Keyword Market
Semrush's Keyword Magic tool tracks 1,502 keywords in the "trash bin cleaning" market with 114,739 monthly searches and an average Keyword Difficulty of 22%. That average is misleading in both directions: the head terms ("trash bin cleaning" 3.6K, "trash can cleaning service" 6.7K) run KD 40–60 — too hard for authority-6 in the near term — while local variants ("bin cleaning salem or", "garbage can cleaning near me [city]") and long-tail "how to" questions run KD 5–35 — winnable now. The strategy: own the Salem/Oregon local map, publish informational blog content that targets the KD 20–35 tier, and slowly build authority toward the mid-tier commercial terms over 6–12 months. The local map pack is wide open — zero Salem-based competitors show up in Semrush's overlap analysis.

🎯 Money pages are the highest priority — commercial intent means each ranking translates directly into bookings. Blog posts are compounding assets: harder to convert to bookings directly, but they build the topical authority that lets the money pages rank for the harder head terms — and they're the content shape that gets cited by ChatGPT / Google AI Overview (see AI Visibility signal on the SEO tab).

★ = Salem / Oregon local variant — the top 3 rows are essentially unclaimed in the Salem market. These are the 90-day wins. National KD scores on the "how much/how often" questions run KD 25–35 — realistic for a Q4 push once the homepage + service pages are optimized. 🎯 Local-Variant Money Pages

Homepage, /bin-cleaning/, and /service/ optimized for Salem / Oregon local variants — the top 3 "easy wins" in the table above. Page title, H1, schema (LocalBusiness + Service), 800+ words with the target keyword in the first 100 words. The local map pack is uncontested — this is the fastest possible ranking gain.

📝 Weekly Blog Cadence

1 blog post per week from the 12-post plan. Each post answers a specific KD 25–35 informational query, uses the AI-answer format (question in H1, direct answer in first paragraph, FAQ block at bottom). By week 12 you have 12 pieces of ranking content — plus a real chance at more AI Overview / ChatGPT citations, which the SEO tab already shows the site earning at authority-6.

🔗 Local Citations + GMB

27 referring domains is a solid starting base. Push to 40+ over 90 days via Salem-area citations (chamber, Salem local directories, neighborhood association mentions). Google Business Profile is the single biggest lever for a local bin-cleaning service — weekly posts, photos of every crew job, respond to every review, keep the service-area radius honest.

🤖 Double Down on AI Visibility

The site is already being cited in ChatGPT, Google AI Overview, and Gemini at authority-6 — that's unusual and worth pressing. The blog format above (question in H1, direct answer up top, FAQ at bottom) is exactly the shape that gets cited. Track AI Visibility monthly — if it climbs from 14 → 25+ over 90 days, that's evidence the content strategy is working before organic traffic catches up.
