★ June 2026 · Live Snapshot
The Chores in Summer lead-gen program has now delivered 93 leads on ~$667 total spend. The currently-active "New Leads Ad" (v2 · Quarterly Focus) is running at $6.64 CPL over the last 30 days ($238.89 / 36 leads Jun 21 – Jul 21) — the leanest CPL of any window so far. The parallel Quarterly-Clean creative variant is $14.24 spend / 0 leads · 1.40% CTR — still a warning sign, decision point end of the week. 🤝 Strategic win: Sarah Noelle (Jul 2 priority lead) converted into a three-layer Realtor partnership — bulk-gift bin-cleans at $30/each, retarget funnel for recurring plans, plus a title-company contact into HOA neighborhood contracts. Volume TBD, upside significant. 13 of the 93 leads closed as individual sales — Dan Saviola, Taylor Miller (Quarterly), Kayla Vargas (Quarterly · Messenger), Alicia Forsberg (Messenger), Sara Brennan, Johnny Gonzalez, James VanElverdinghe, Susan Kilgore, Debbie Ego, Chad Elliott, Denise Burns (Quarterly · Jul 3 lead → Jul 10 close), Doris Ann Halpin (Quarterly · Jul 13 same-day close), plus the new headline win — Bonnie Ball (Monthly · Jul 19 same-day close · highest-LTV tier), plus 1 🤝 Sarah Noelle Realtor partnership. Sale-conversion rate is now 14.0%. Messenger / direct path stays 6-for-6. iService form is now 5-for-64. 2 Lost: Brian Franks (Jul 15 · refused card) and Tricia Robinson Mouille (Jul 2 → archived Jul 15 · refused payment). 📍 Google Business Profile is now tracked: 115 interactions Feb – Jul 2026 (5 calls + 110 website clicks) — a small but growing free-traffic layer.

🎯 Channel Mix — Where the Leads Are Coming From

Meta Ads is the only paid channel running — the Chores in Summer v1 campaign has delivered every lead through Jul 2 across three capture paths: main Instant Form (23 leads), iService Integration Form (4 leads · 2 sold same-day on Jul 2), and Facebook Messenger / direct DMs (6 leads, all 6 closed as sales). Platform split of the form leads: mostly Facebook, with 8 Instagram leads.

Messenger / direct DMs stay the hidden hero6 leads, 6 sales, 100% close rate. That path shortcuts the outreach loop entirely (customer starts the conversation ready to buy) and now produces 50% of all closed sales. The iService form is now 4-for-47 (Debbie + Chad closed same-day Jul 2, Denise Burns Jul 3 → Jul 10 close, Doris Ann Halpin same-day Jul 13) — 43 leads still in the fresh outreach queue with the bulk landing Jul 12 – Jul 17 from the v2 "Quarterly Focus" ad set. Strongly recommend testing a Messenger-CTA ad set to compound the hidden-hero path.

Instagram is small but converts — now 15 IG leads across all forms, and Chad Elliott's same-day close on Jul 2 was IG-sourced. The Jul 12 – Jul 17 v2 batch added 5 more IG leads (Bre, Giselle, Janet Blanco, Corrine Bumgarner, Bethany Cichy, Sarah Joy Haller). IG leads over-index on subscription intent — worth an IG-native creative test.

Geographic clustering keeps holding: 40+ of the 76 leads sit in the Salem 97301–97317 corridor. Dallas OR (97338) now up to 8 (Jennifer Dimbat added Jul 16). New geos worth watching from the v2 batch: Woodburn (97071), Corvallis (97333), Beaverton (97006), Tualatin (97062), Springfield (97477), Albany (97321), and Lebanon (97355) — several of these are 40+ miles out and worth a route-feasibility call before quoting.

CAC below $40 by August 31, 2026
Ad-only CAC now $27.39 — still under target but ticked up as spend scales without a matching sales bump (14 fresh iService leads still in the queue). Loaded CAC at $152.39 (down 78% from the original $687.85). Working those queued leads is the fastest path to hold the ratio.

Ad-only · Slight overshoot
$51.33 current, $11.33 over the $40 goal. Bonnie Ball's Monthly close pulled CAC down from $55.61 → $51.33. 44 fresh Jul 7-21 leads still in outreach — need 4-5 more closes to hit $40.
Loaded path · on trajectory
Down 78% from $687 → $150. Needs ~45 total sales to hit $40 at current spend. Already at 12 + Sarah's partnership with 43 leads still queued.
Two-month checkpoint
By Aug 31 we'll have 3 months of data (Jun + Jul + Aug). Enough volume to lock in the trend line and read whether $40 loaded is a stretch or a floor.

~$667 lifetime ad spend ÷ 13 jobs sold = $51.33 ad-only CAC — just $11.33 over the $40 goal. Bonnie Ball's Jul 19 Monthly close pulled CAC down from $55.61. 44 leads still in the outreach queue — 4-5 more closes drops CAC back to $40. Recurring subscribers now = Taylor + Kayla + Denise + Doris Ann (Quarterly) + Bonnie (Monthly), so the effective per-visit CAC keeps compounding down as they hit renewal cycles.

As sales volume grows against the flat retainer, this keeps dropping — now down 79% from the original $687.85. 20 sales puts it under $100; ~48 sales at current spend hits the $40 target. Loaded number will step up further when August's full retainer gets added on the next update.

New breakout: the "POV: your bin has seen things" reel pulled 1.2K views in its first 19 hours — displacing the saxophone POV as the top piece of content. Facebook just came online at scale — Jun 23 – Jul 20: 45,956 total views (+8,704%), 35,363 reel views, 1,963 engagements (+48,975%), and 98.8% non-follower reach. The same reel content is doing 3× the volume on FB as on IG — the FB algo is aggressively pushing bin-cleaning content to fresh eyes right now.

The POV format is the whole strategy now. "POV: your bin has seen things" hit 1,200 views on IG in 19 hours and there are already 4 POV-adjacent reels in the top 10 across both platforms. Cross-posting to Facebook is doing 3× the IG volume because the FB algo is currently more aggressive with new pages — keep the cadence 2–3 reels per week and cross-post everything.
Content Direction · Recommended Cadence
Facebook (2–3 posts/week): before/after transformations, neighborhood callouts (Salem, Keizer, Dallas OR), customer testimonials, service reminders. Anchor for local-community trust.

Instagram (3–4 posts + 2–3 reels/week): visual-first — the satisfying-clean genre travels well as reels. Behind-the-scenes route days, side-by-side transformations, quick tips ("why bin cleaning matters"). IG leads convert to quarterly subscriptions at 57% in the paid data — same story likely applies organically.

LinkedIn (1–2 posts/week): commercial + partnership angle — property managers, HOAs, apartment complexes (Alex Godi + Mona Johnston are already Meta leads on apartment addresses). Sustainability angle (waste, hygiene), franchise/expansion story, hiring posts.

First refresh: at end of the first full month of organic activity we'll pull metrics from each platform (Meta Business Suite for FB + IG; LinkedIn Company page analytics) and this tab lights up with real numbers.

💡 The read: The Quarterly Clean creative was launched Jul 12 with a small-budget warm-up ($30/day cap that never actually spent — it topped out at $14.24 total across 10 days). The 1.40% CTR is well below the >3% threshold that signals a creative worth scaling. Decision recommended by Jul 25: either refresh the creative hook and give another week, or pull it and shift the small allocation into the main "Quarterly Focus" ad which is already outperforming.

The Jul 2 priority lead converted into a three-layer partnership — bigger than any single-sale close on the board:
  1. Bulk gift-clean order: Sarah pays for her past clients to get one-time bin cleaning at $30/visit (promo rate vs. $65 standard). Volume pending client-list handoff.
  2. Retargeting funnel: those gift-clean recipients get re-marketed after a few months for Quarterly ($45/qtr) or Monthly ($30/mo) subscriptions — the promo essentially buys the initial in-home experience that converts to recurring revenue.
  3. HOA neighborhood pipeline: Sarah is connecting IBC to a title-company contact who has access to HOA board / president info across the area — opens the door to neighborhood-discount HOA contracts (many households at once).
Not quantified in the ROAS number above because volume + close-through are still pending — but this single lead has the potential to eclipse every other sale on the board. The $505 booked figure understates the campaign's real value once this pipeline works through.

✓ Monthly Same-day close · iService integration form · first Monthly-tier sale of the campaign — highest LTV subscription plan · FB platform · $360 annualized value is 2× a Quarterly customer.
Pricing key: One-time $65/clean · Quarterly $45/quarter (4 payments = $180 annualized per customer) · Monthly $30/month ($360 annualized). Booked to date: $535 (5 one-time × $65 + 4 quarterly-first × $45 + 1 monthly-first × $30). Annualized value: $1,405 if Taylor + Kayla + Denise Burns + Doris Ann Halpin all stay four quarters and Bonnie stays 12 months. Johnny + James + Susan revenue still pending service-type confirmation.

Payback math: Ad-only CAC $51.33 · One-time revenue $65 → each one-time sale nets $13.67 above ad cost. Quarterly first-payment $45 covers 88% of CAC · payback on the 2nd payment. Monthly first-payment $30 needs 2 months to cover CAC · every month after is pure margin. Loaded CAC $147.49 hits payback on a full year of Bonnie's Monthly plan ($360 > $147), on the 4th quarterly payment (4 × $45 = $180 > $147), or after 2.3 one-time sales.

All 5 ranking terms are brand or competitor-name searches. The real growth is in commercial terms like trash bin cleaning salem or and garbage can cleaning near me targeted in the Keyword & Blog Strategy tab. Bright signal: ranking positions 47 & 48 for "bens cleaners" (a competitor name) mean Google is starting to associate itsbincleanedor.com with the local bin-cleaning category itself, not just the brand.

This is early but meaningful. At authority score 6, most sites score 0 on AI visibility — being cited in ChatGPT (3×) and Google AI Overview (2×) means the site has enough structured/answer-shaped content that generative engines are pulling from it already. The winning move: publish more question-shaped blog content targeting "how to" and "is X worth it" queries (see the Keyword & Blog Strategy tab) — that content type over-indexes for AI citations.

The local map pack is essentially wide open in Salem. None of Semrush's top 5 organic competitors are Salem, OR businesses — two are name-collision domains (Australia + .net), one is Charleston SC, one is a soft-wash service. That means for "trash bin cleaning salem or" / "garbage can cleaning near me" queries in the Salem market, itsbincleanedor.com faces almost no direct local SEO competitors — the real fight is against the national aggregators (Yelp, Angi) that dominate the top 10, not against local players.

★ The Playbook · Trash Bin Cleaning Keyword Market
Semrush's Keyword Magic tool tracks 1,502 keywords in the "trash bin cleaning" market with 114,739 monthly searches and an average Keyword Difficulty of 22%. That average is misleading in both directions: the head terms ("trash bin cleaning" 3.6K, "trash can cleaning service" 6.7K) run KD 40–60 — too hard for authority-6 in the near term — while local variants ("bin cleaning salem or", "garbage can cleaning near me [city]") and long-tail "how to" questions run KD 5–35 — winnable now. The strategy: own the Salem/Oregon local map, publish informational blog content that targets the KD 20–35 tier, and slowly build authority toward the mid-tier commercial terms over 6–12 months. The local map pack is wide open — zero Salem-based competitors show up in Semrush's overlap analysis.

🎯 Money pages are the highest priority — commercial intent means each ranking translates directly into bookings. Blog posts are compounding assets: harder to convert to bookings directly, but they build the topical authority that lets the money pages rank for the harder head terms — and they're the content shape that gets cited by ChatGPT / Google AI Overview (see AI Visibility signal on the SEO tab).
Easy-Win Keywords · KD ≤ 35 TOP 20 · MOST WINNABLE FIRST
These are the terms Semrush thinks the site can actually rank for at authority-6. Prioritize by intent — transactional / commercial converts fastest. Local variants (marked ★) are the closest wins because there are no Salem-based competitors.

★ = Salem / Oregon local variant — the top 3 rows are essentially unclaimed in the Salem market. These are the 90-day wins. National KD scores on the "how much/how often" questions run KD 25–35 — realistic for a Q4 push once the homepage + service pages are optimized. Volume caveat: local-variant volumes aren't exposed directly by Semrush at this authority level — the "~140" style estimates blend Google Ads Keyword Planner + Semrush directional data.

The Portland regional signal: orcabinwash.com is the nearest geo-competitor and ranks #6 with 267 referring domains — a benchmark of what's achievable in this vertical for the PNW. Nobody in the top 10 is Salem-based. Winning "trash bin cleaning salem or" and the local map pack faces essentially zero organic competition — this is why the local-variant push in the easy-win table above is such a fast lever.
Recommended Focus · Next 90 Days

🎯 Local-Variant Money Pages

Homepage, /bin-cleaning/, and /service/ optimized for Salem / Oregon local variants — the top 3 "easy wins" in the table above. Page title, H1, schema (LocalBusiness + Service), 800+ words with the target keyword in the first 100 words. The local map pack is uncontested — this is the fastest possible ranking gain.

📝 Weekly Blog Cadence

1 blog post per week from the 12-post plan. Each post answers a specific KD 25–35 informational query, uses the AI-answer format (question in H1, direct answer in first paragraph, FAQ block at bottom). By week 12 you have 12 pieces of ranking content — plus a real chance at more AI Overview / ChatGPT citations, which the SEO tab already shows the site earning at authority-6.

🔗 Local Citations + GMB

27 referring domains is a solid starting base. Push to 40+ over 90 days via Salem-area citations (chamber, Salem local directories, neighborhood association mentions). Google Business Profile is the single biggest lever for a local bin-cleaning service — weekly posts, photos of every crew job, respond to every review, keep the service-area radius honest.

🤖 Double Down on AI Visibility

The site is already being cited in ChatGPT, Google AI Overview, and Gemini at authority-6 — that's unusual and worth pressing. The blog format above (question in H1, direct answer up top, FAQ at bottom) is exactly the shape that gets cited. Track AI Visibility monthly — if it climbs from 14 → 25+ over 90 days, that's evidence the content strategy is working before organic traffic catches up.
